Your own little place beside the bay
The Boat House is a separate, self-contained building within High Point’s grounds, with its own parking and outdoor spaces. It is designed for two adults who want privacy, comfort and the sea close by.
The bedroom sits characterfully within the eaves, with large Velux windows framing beautiful views across the sea and offering wonderful stargazing on clear nights. Downstairs, the living space and well-equipped kitchen make it easy to relax, while outside the enclosed deck and private patio invite long breakfasts and evening drinks.

Bringing your dog
One well-behaved dog is welcome for £15, and we can also accommodate two small dogs by prior arrangement. Please tell us their breed or type and approximate size when booking, so we can prepare The Boat House for your stay. The deck is enclosed and throws and a crate are available. Dogs should not be allowed on beds or left alone unless safely crated. Assistance dogs are welcome at no extra charge.
Beach days on Fleet Bay
A single and a double sit-on-top kayak are available for guests to use by arrangement. Lifejackets are provided and must be worn, and use is subject to safe weather and tidal conditions. From April to October, guests also have access to a separate full bathroom beneath the High Point balcony—ideal for showering and rinsing off after a sandy day on the beach or a beach walk with your dog.
A note about the eaves
The bedroom and upstairs shower room have reduced ceiling height in places. This gives The Boat House much of its charm but may not suit very tall guests.
Smoking and vaping
The Boat House is completely smoke- and vape-free. Smoking and vaping are not permitted inside or in any outdoor areas, including the deck and patio.
